As a guide, demolishing a house costs between €50 and €100 per m² built, depending on the structure, access and volume of rubble, plus the demolition project and licence. Interior demolitions and outbuildings are priced separately and are almost always cheaper.

How much does it cost to demolish a house per square metre?
As a guide, demolishing a house costs between €50 and €100 per square metre built, plus VAT. The price depends on the structure, machine access, whether part of the building has to be taken down by hand and the volume of rubble. On top of that come the demolition project and the council licence.
Do I need a licence to demolish a house in Spain?
Yes. Demolishing a house in Málaga and the Axarquía requires a council licence and, in most cases, a demolition project signed by an architect or technical architect, including a waste management plan. Small interior demolitions can often be processed as minor works. MURES will check which permit applies during the site visit.
Do I need an architect for a demolition project?
To demolish a complete building you need a demolition project drawn up by a qualified professional – usually an architect or technical architect – who normally also supervises the work. MURES works with local architects and can coordinate the project, licence and demolition for you.
What happens to the rubble after demolition?
Demolition rubble is sorted on site and taken to a licensed construction and demolition waste facility, as the law requires. MURES handles transport and provides the waste disposal certificates. For small jobs, a skip is often the easiest option.
What if there is asbestos (uralita) on the property?
If the building contains uralita, fibre cement or other asbestos materials, they must be removed before demolition by a company registered with the official asbestos register (RERA) under an approved work plan. MURES coordinates the removal and demolishes afterwards.
How long does a demolition take?
Demolishing an average detached house normally takes 3 to 10 working days, plus time to remove the rubble. An interior demolition or outbuilding can be done in a day or two. Permits can take longer than the work itself, so it pays to start the paperwork early.
